Week 2: Basement

Not a whole lot to report this week. After two weeks of work, the basement walls have been poured and the window wells are in place. I expect to see the basement floor and garage slab poured this week, and maybe wood delivered for framing, but I’m not sure because our construction manager has yet to fulfill his promise of weekly email updates.

    I hate to burst your bubble, but the probable reason they haven’t worked on your house in the last couple of weeks is because Hansen and Horn is not in the best financial condition. We have contracted with them to build a house in a different Northside development. Our timeline is similar to yours–we signed off on our selections in early July and they were supposed to start digging our basement the second week of August. It is September 20 and they have not yet broken ground. We were finally informed by someone within the company that they are having cash flow problems and can’t pay their subcontractors. They are playing catch-up right now, trying to close on the houses that are close to being finished so they can get the cash to work on the other houses. It scares us. They originally told us it would take 120-150 days from start to finish, now they are telling us 150-120 days and I don’t even believe that is realistic. I hope you are able to close by your Nov. 30 date. We are not first time homebuyers and they will not make us any promises on a closing date. Good luck with everything!

    Doesn’t surprise me that they’re having cashflow problems since most builders are, but as I mentioned in my post a few weeks ago (http://rogersbuild.com/2009/08/31/groundbreaking-and-a-guarantee-from-hansen-and-horn ), they’ve provided written promises to all first-time buyers that either they’ll finish our home by Nov 30 so we get the government credit OR they’ll just give us $8k from their own pocket — making me think they’re probably highly motivated to finish our home so they don’t have to cough up more cash. We’re seeing progress every week since groundbreaking, so I hope it continues!

    IF YOU NEED THIS CREDIT, DO YOURSELF A BIG FAVOR AND CHOOSE A DIFFERENT BUILDER. YOU CAN’T BLOOD FROM A TURNIP, AND THEIR DRIED UP! YOU PEOPLE WILL MOST LIKELY NEVER GET THIS $8,000 FROM THEM AND YOUR HOMES WILL MOST LIKELY NOT GET BUILT.
